Get pre-approved first
Before shopping for a new home we will need to know how much home you can buy. Your pre-approval letter is how we determine this. You don't want to look at lots of homes only to find out you don't qualify to buy the one you want.
It's also required when you want to submit an offer on that perfect home. The last thing you want is to find that perfect home and watch someone else buy it because you weren't prepared in advance.
Being pre-approved means a lender has already checked your credit, verified your income and will provide the loan when you find the home you want to purchase. This can be a lengthy process, causing delays in your purchasing options, so it needs to be addressed up front.
We work with several reputable mortgage brokers and would be glad to refer them if you need assistance or just a second opinion.
Already pre-approved
Great, the hardest part is over. Now we're ready get down to business. We'll need to find out exactly what your wish list is and what your long and short goals are. This is an important step that may require multiple updates as the process moves forward, especially for first-time buyers. Once you're comfortable with your profile, we will set up a personalized search and get these results to you ASAP. There are many ways to accomplish this but email is still the best if possible. We will coordinate all showings and address any issues that come up.
Once you have decided on a home you like, we will do the research necessary to recommend a good starting offer. From here, the negotiations begin and your REALTOR can become your best friend. Emotions tend to run high on both sides and a neutral party, with your best interests, can help keep things on track. This is normal in a REALTOR's world but pure chaos to most.
We will stay with you through the entire process, all they way to closing. We're also available for post-purchase questions if you have issues. Our goal is to be your REALTOR for life, and hope you are impressed enough to recommend our services to your family and friends.
Out of Town or Investor
For those of you who can't see the property in person or need additional documentation that's not available online, we offer an extra service. We can do a video of the property, inside and/or outside, and the surrounding area. We may be able to assist with other tasks and all you need to do is ask. Some things require one-time charges and everything is negotiable. We are willing to go the extra mile to make your experience more than you expected.
